How to Check the Vastu of a Flat Online: Start with the Right Plan

A useful online Vastu review starts with a plan that describes your actual flat. Learn what to prepare, which areas to include and what uncertain inputs can change.

You have found a flat you like, or you want to understand the home you already occupy. Someone asks for the floor plan, adds a directional grid and gives an opinion. How do you know whether that opinion describes your actual flat?

A useful online Vastu review begins by establishing what the drawing represents, how its orientation was determined and what happens in the rooms today. This preparation helps the consultation address your decision with clearer evidence.

Before interpreting the grid, make sure it describes the home.

Start with your decision and the right floor plan

“Please check my flat” is a starting point. “We want to understand this layout before deciding which room becomes our home office” gives the review a purpose. State the property stage, the decision ahead and any changes already made.

Then establish which drawing is available. A developer’s brochure, a current dimensioned plan and a photograph of a printed drawing carry different information. Record the source and revision date where available. For a proposed flat, identify the particular unit and version under consideration.

  • Check the match. Do the entrance, balconies, walls and openings shown correspond to this flat? Note known differences.
  • Check readability. Are the whole layout, dimensions and labels visible? A cropped image may omit an area the reviewer needs to consider.
  • Check orientation information. Is a north reference available, and do you know its source? Say when its basis is uncertain.
  • Record present use. Add a short description of what each relevant room is used for now.

You do not need to resolve every discrepancy before making an enquiry. Identifying the uncertainty lets us clarify what further information a meaningful assessment needs.

Which space does the assessment cover?

A flat sits within a building, and the building may sit within a larger development. These are different assessment scopes. Establish whether the proposed review covers your dwelling, identified adjoining areas or additional building information.

A lift lobby, shared corridor or common terrace should not silently become part of your flat’s grid because it appears on the same drawing. Equally, an attached balcony should not disappear because someone cropped the image. Ask which boundary the mapped view uses and why.

Record relevant conditions beyond your flat when they form part of your question. The consultant can then explain what is included, what requires additional information and what remains outside the agreed review. An online flat assessment does not automatically establish findings about an entire tower.

Read the flat through six connected fields

In my MVDE Foundation teaching, a zone reading connects six fields. Applied to an online flat review, they make the reasoning easier to follow:

  • Location: where the feature sits on the agreed plan and orientation basis.
  • Physical condition: the openings, walls, damage, water, levels, loads or movement reported or observed there.
  • Actual use: the activity taking place, including changes from the drawing’s room label.
  • Interpretive lens: the directional, zone, traditional or MVDE framework being used.
  • Evidence: what the plan, relevant photographs and owner’s account establish, and where they disagree.
  • Safe next step: what to retain, clarify, repair, reconsider or refer for further assessment.

Imagine an owner asking about a study corner. The brochure shows an open balcony beside a bedroom. A recent photograph shows that space enclosed, and the owner explains that it now holds a desk. The first image supplied is cropped at the outer edge, while its north arrow has no stated source.

A confident zone label would hide several unresolved inputs. The useful first steps are to obtain the complete available plan, record the enclosure and present use, and clarify the orientation and assessment boundary. The desk can then be located within the stated framework.

The review may also need to consider observable movement or obstruction around the desk. These are practical conditions to investigate. They do not establish that a direction caused a learning or work difficulty. The value of the process is that each conclusion has a visible basis.

Questions before an online flat review

Can I begin with a phone screenshot?

Yes, it may help explain your question. Whether it is sufficient for detailed assessment depends on its completeness, readability and supporting information. A precise-looking overlay cannot restore missing dimensions or establish an uncertain orientation. Share what you have and mention its limitations.

Should I add a grid myself first?

An existing grid can be shared with its source and assumptions. It still needs a clear boundary, reference point and orientation basis. Keep the underlying unmarked plan available so the overlay can be examined rather than accepted automatically.

What if my flat is still under construction?

Identify the drawing version being considered, work already completed and choices still available. The agreed scope should distinguish a proposed arrangement from current conditions. Will photographs replace a site visit?

Relevant photographs can clarify condition and use. They do not establish everything a physical inspection might reveal. We first agree what the available evidence supports, what further verification is needed and whether a site visit forms part of the scope.
